THE SWYER COMPANIES LAUNCHES REBRANDING AND UPDATING OF WOLF ROAD PARK

The Swyer Companies today announced that preliminary work has begun on a substantial upgrade to the south side of Wolf Road Park, marking the first significant improvements to the expansive retail plaza in decades.

Located at 145 and 145A Wolf Road in Colonie, initial work will focus on enhancements to the 1970s-era signage and fascia, which are being replaced with a clean, attractive and contemporary look. The exterior work and landscaping are expected to be completed this summer to lay the groundwork for a variety of new tenants to be incorporated at Wolf Road Park.

“We are thrilled to undertake this rebranding project at Wolf Road Park as part of the evolution of this premier location,” said Ed Swyer, President of The Swyer Companies. “We are engaged in discussions with a number of prospective national and local tenants who have reached out to us about locating here, where as much as 75,000 square feet of retail space will soon be available for lease.”

Wolf Road Park spans approximately 240,000 square feet and is primarily comprised of retail space that includes a vacant, 14,000-square-foot standalone building at 145 Wolf Road; the main shopping plaza at 145A Wolf Road; and supplemental properties on Metro Park Road. In addition, there are nine acres of undeveloped land for expansion.

The original mixed-use development was built in the early 1970s and today is under the ownership of The Swyer Companies and the estate of Salvatore Beltrone.

The current roster of tenants on the south side of Wolf Road Park includes Outback Steakhouse, The Tile Shop, Guitar Center, Professor Java’s Coffee Sanctuary and Goldfish Swim School, among others.

Atlantic Retail Partner Shannon Older is the leasing agent for Wolf Road Park and is collaborating with colleagues Alison Burnside and Louis Arnos in recruiting a complementary mix of new businesses.

“We are excited to field interest from prospective tenants who are seeking a vibrant shopping center that will undergo a comprehensive rebranding and redevelopment in the coming months,” according to Older.

As one of the area’s busiest shopping corridors, Wolf Road boasts millions of square feet of office, retail and restaurant space, and is within close proximity to residential neighborhoods. Wolf Road Park is located roughly in the center of the busy shopping district.

Improvements underway at Wolf Road Park

In addition to Wolf Road Park, Swyer currently owns and manages Executive Park adjacent to Stuyvesant Plaza. In March 2022, he entered into a joint venture with WS Development for management and ownership of Stuyvesant Plaza, the popular open-air retail destination.
